Analysis

This page collects official and industry figures on housing: home prices, sales, mortgage lending and affordability, homeownership and vacancy, rents, new construction and builder sentiment, and homelessness and housing hardship. Most figures describe 2025 or the first three quarters of 2026; EU figures on tenure and hardship describe 2024, the latest year Eurostat has published. Coverage centers on the United States, with comparison figures for the European Union, the United Kingdom and Australia.

US home prices have nearly stopped rising. FHFA's index was up 2.4% in the year to August 2026, the S&P Cotality Case-Shiller national index 2.1%, and Redfin reported the first year-over-year dip in its median sale price in more than three years. Prices are still at record levels, though: the National Association of Realtors puts the September 2026 median existing-home price at $417,500, the 39th straight month of annual gains.

Affordability, not prices alone, is the constraint. ATTOM found homes less affordable than historical norms in 98% of US counties in the third quarter of 2026, and Redfin's median monthly mortgage payment reached $2,786, up 10.7% in a year. Existing-home sales ran at only 3.99 million a year in September. The New York Fed reports $13.1 trillion in mortgage balances, while new foreclosures remain low at about 55,000 people a quarter. In the UK, the Bank of England counted 53,400 mortgage approvals for house purchases in September 2026, below the previous six-month average.

Renters have had some relief in the US. Realtor.com's median asking rent in the 50 largest metros fell for the 38th consecutive month to $1,694, and 43.9% of listings offered concessions, while the Census Bureau puts the rental vacancy rate at 7.6%. Supply is now slowing: housing starts and completions in September 2026 were 7.4% and 14.0% below a year earlier, and NAHB reports that 43% of builders cut prices in October. In the UK, by contrast, private rents rose 3.8% in a year, and EU house prices rose 4.7%.

At the hardship end, HUD counted 745,652 people experiencing homelessness on a single night in January 2025, about 3% fewer than in 2024. In the EU, Eurostat reports that 16.9% of people lived in overcrowded homes and 8.2% spent 40% or more of disposable income on housing in 2024.

Home prices

Different indexes measure prices differently. FHFA and Case-Shiller track repeat sales of the same homes, while the NAR and Redfin medians reflect whichever homes sold in the period, so a shift toward cheaper homes can lower the median without any home losing value. All US measures agree that price growth slowed to around 2% in 2026, below inflation, which means real prices are falling. Europe shows stronger growth, led by southern and eastern member states.

Sales, mortgages and affordability

High mortgage rates have kept home sales near their lowest levels in decades, because buyers face higher monthly payments. Affordability measures from NAR, ATTOM and Redfin use different income and cost assumptions but point the same way. Mortgage debt is large but performing: New York Fed credit-report data shows about 55,000 new foreclosures a quarter. In the UK, Bank of England data shows mortgage approvals and net borrowing slipping in late 2026.

Homeownership and vacancy

About two thirds of US households own their home, a share that has barely moved in recent quarters, according to the Census Bureau. The rental vacancy rate rose from 7.1% to 7.6% over the year to the third quarter of 2026, which is consistent with softer asking rents. EU homeownership is similar overall, but a much larger share of European owners hold their homes outright without a mortgage.

Rents

US asking rents for new listings have edged down for more than three years while remaining well above 2019, a pattern driven by a wave of new apartment supply. Single-family rents, measured by Cotality, are still rising slowly, led by Midwestern metros. Asking rents for new leases move faster than rents paid by existing tenants, so official inflation measures lag these listing-based figures. UK rents are rising faster, though growth has cooled from earlier peaks.

New construction and housing supply

US homebuilding has cooled. Monthly Census construction figures are volatile and carry wide confidence intervals, so single-month changes are often not statistically significant, but the year-over-year declines in permits, starts and completions point to less new supply. NAHB's builder survey shows confidence at its lowest since 2012 and a rising share of builders cutting prices. Australia's dwelling stock grows by about 54,000 homes a quarter, a useful benchmark for a country with about 11.5 million dwellings.

Homelessness and housing hardship

HUD's point-in-time count is a single-night snapshot taken each January and undercounts people who move between unstable arrangements, but it is the most consistent national measure. The 2025 count fell slightly from 2024, largely because fewer families with children were in shelters. European indicators measure hardship among housed people instead: overcrowding, cost burden and the ability to heat a home, with very large differences between member states.

Methodology

Figures come from government statistical agencies (U.S. Census Bureau, HUD, FHFA, Eurostat, the UK Office for National Statistics, the Australian Bureau of Statistics), central banks (the Federal Reserve Bank of New York and the Bank of England), industry associations (the National Association of Realtors and the National Association of Home Builders), and property data firms that publish their own indexes (Cotality, Redfin, Realtor.com, ATTOM). Price measures differ: FHFA and Case-Shiller are repeat-sales indexes, while NAR and Redfin report medians of homes sold, and Realtor.com reports asking rents for listed units rather than rents paid. Monthly Census construction estimates are produced jointly with HUD and have wide confidence intervals. HUD's count is a single January night. EU figures for tenure and hardship come from the 2024 EU-SILC survey. Census vacancy figures and Eurostat articles are cited from dated releases or archived page versions so that the quoted figures stay fixed.
